Abstract

The main aim of this study is to determine the kind and nature of defects in
university buildings. Questionnaires were administered to 550 university students with a
81% response rate. The findings suggest that some defects require maintenance urgently
and that 20 defects were very noteworthy to the building users. In the view, of the building
users, these defects affected the buildings' performance. The research found that lift
failure, faulty electrical systems and roof damages were the defects that participants
considered highly critical and requiring urgent maintenance intervention.
